You can choose one of our three service options to guarantee that the process is tailored to your specific requirements.

1. Full Service with Step By Step guidance.£950 upfront fee
We will provide you with photographs, room descriptions and a full service, seeing your property all the way through to your moving day and sale completion.
2. Full Service with Step By Step guidance.£195 upfront and
£1100 final fee
This choice will give you a Full Service as with Option One but with a lower initial fee.
3. DIY Option£750 upfront fee
For experienced sellers, having bought and sold properties before you will know the process. We will launch your property onto the market using your own photos and property descriptions.
What is our motivation to sell your property?We rely on repeat business and therefore we know the importance of outstanding customer performance to achieve ongoing recommendation and referrals. We are entirely committed to each and every one of our clients to complete your sale.
When will your property be available for sale?Once you have arranged for us to visit and we have received payment we will agree a convenient time to measure up your property.
We will take numerous pictures (depending on your chosen option) of your house and garden, we also like to talk with yourselves as the owners to highlight areas on the property and gardens and list improvements that have been made to your home.
If your home does not have Energy Performance Certificate in place then this will need to be ordered at this point.
We will then send you draft details for you to agree, erect a sale board and release your property for marketing.
We work within two to three days from initial appointment to release to market.
Each seller will be given a dedicated personal client manager who will arrange all viewings, carry out negotiations and progress the sale through to completion smoothly by dealing directly with solicitors, mortgage brokers, mortgage companies and survey companies.

Potential Purchasers?We gather as much information as possible to provide to you with regards to full names, address and buying position. We will keep in touch with buyers who are registered to buy and provide them with details of your property regularly and we will arrange your viewings at a convenient time and provide you with meaningful and detailed feedback.
Can I use an additional agent at the same time as Mary Stone Properties?Yes of course, but we do advise you check the agents contracts or you may be liable to pay them multiple agency fees. Or you may still have to pay their agency fee even though you have sold your property through us.
There are no hidden extra fees with our service.
What If my home is already on the market with another estate agent?We would ask you check your contract for sole agency arrangements or tie in periods. You will need to give notice before you change but we can work with you and have your property ready for immediate marketing.
Will you show viewers around my property?Really the best person to do this is the property owners themselves. You are able to answer questions immediately as you will always know the property better than us. We are happy to guide you through conducting a viewing and advise you on what to expect.
Do you receive the offers for my home?Yes, we ask all offers come to us. We then negotiate with you and your buyer to a mutually agreed price.
Depending on the option you have chosen we will oversee your sale including up to date reports so you know exactly what the next step of the process will be.
